So, what exactly is a Pre-Construction Services Agreement?
When starting the process of building a custom home or renovating your existing home, many residential builders and general contractors offer a free estimate upon the homeowner’s request. Previously, Rispoli Design & Build followed this practice until about 10 years ago. However, this approach of providing a quick price estimate and leaving the decision to the homeowner is not always effective.
Opting for a pre-construction services agreement instead of a free estimate can provide several benefits and help ensure a smoother renovation experience.
When you go with a free estimate rather than a pre-construction agreement, you may be setting yourself up for budget problems down the road. Pre-construction agreements are less commonly used in the renovation industry, but they can be more valuable in selecting the right contractor and managing the renovation project effectively.
Our Pre-Construction Services Agreement covers several key elements:
– Drawings
– Specifications
– Allowances
– Budget
– Architecture and design
This involves developing a relationship with the homeowner and understanding their renovation goals and requirements.
The renovation contractor may assemble a team of experts, including architects, subcontractors, structural engineers, interior designers, and landscape architects, depending on the scope of the project.
The contractor provides their professional expertise in areas such as constructability, material choices, preferred vendors, and design details.
The contractor assists the homeowner in making selections for various building materials and details, ensuring that the renovation aligns with their vision.
An initial budget is created using cost inputs, and it is revised based on discussions with the homeowner and project leads to arrive at a final budget that can be adhered to throughout the renovation process.
A project schedule is drafted, outlining the timeline and milestones to set clear expectations for all parties involved.
The contractor prepares a set of construction plans and detailed specifications that define the expectations for inputs, labor, and cost goals.
A free estimate or construction bid provides only a rough estimate of costs. On the other hand, a Pre-Construction Agreement allows for more accurate cost estimation, informed decision-making, and the creation of a detailed budget to follow.
This level of transparency provides homeowners with valuable insight into the actual costs involved in building their new home or renovation project. Armed with detailed information about labor and material costs, homeowners can make informed decisions in collaboration with their builder and team.
The agreement helps pull the renovation team together, including the homeowner, contractor, and other professionals involved. It acts as a filter to ensure compatibility and alignment of values and priorities, avoiding potential conflicts or issues down the line.
At Rispoli Design & Build, our priorities are quality, schedule, and price, in that order. If this doesn’t align with a homeowner’s preferences, they may want to consider a different builder. With a Pre-Construction Agreement, we can identify any potential differences early on, thus avoiding wasting time and resources.
